Comparação de custos obtidos a partir do CAD e do BIM com os levantados em obra.

Abstract

O presente trabalho possui o objetivo de realizar um comparativo dos custos orçados a partir de projetos em CAD e BIM com os custos efetivamente incorridos na construção de uma residência unifamiliar de dois pavimentos localizada no município de Antônio Carlos, Santa Catarina. Para tanto, foram extraídos os quantitativos dos projetos arquitetônico e hidrossanitário realizados em CAD, bem como, foi feita a modelagem do arquitetônico no software Revit (tendo em vista que os demais projetos da residência já possuíam modelagem BIM). Foram, então, elaborados dois orçamentos com o auxílio do programa Sienge e com as composições retiradas do SINAPI. Em paralelo, acompanhou-se a construção da residência, a fim de efetuar um controle dos gastos nela incorridos. De posse destes dados, pôde-se efetuar uma comparação dos custos previstos nos orçamentos com os efetivamente ocorridos em obra. Como resultado, obteve-se uma diferença de 19,37% de custos a mais no orçamento elaborado a partir do modelo BIM e 20,72% maior no orçamento oriundo dos projetos em CAD, quando comparados ao ocorrido em obra. O preço unitário dos materiais do SINAPI foi o principal fator influenciador dessa diferença, já que os quantitativos se mostraram semelhantes aos obtidos em obra.

The present work has the objective of comparing the cost estimates from CAD and BIM projects with the costs effectively incurred in the construction of a two-storey single-family residence located in the municipality of Antônio Carlos, Santa Catarina. For that, the quantitative of the architectural and plumbing projects carried out in CAD were extracted, as well as the architectural modeling was carried out in the Revit software (given that the other projects of the residence already had BIM modeling). Two cost estimate worksheets were then prepared with the help of the Sienge software and with the compositions taken from SINAPI (a Brazilian cost database). In parallel, the construction of the residence was monitored, in order to control the expenses incurred in it. With these data, it was possible to make a comparison of the costs foreseen in the budgets with those actually incurred in the work. As a result, there was a difference of 19.37% in extra costs in the budget prepared from the BIM model and 20.72% greater in the budget from CAD projects, when compared to what happened on site. The unit price of SINAPI materials is the main factor influencing this difference.
